value martin 1924 000-18

Hi guys, I need some advice. My local (Sydney) vintage guitar guy has a 1924 martin 000-18 on the wall that rocks the house. Unbelievable tone, resonance and playability. He wants 23K Australian (about 18K US) for it. Original including original case except for neck reset and bridge. I know this guy very well and have bought heaps off him in the past. Just wondering if anyone here is in the know about if this is ballpark value. I'm a little in the dark because it seems some martins of this age or older are much, much cheaper.

Any help would be welcome.

From the few guitar shows I've attended I have noticed that 1940s and forward guitars of all major brands tend to be WAY more expensive than those from earlier years.
My (uneducated) rational for this is that those older ones from the 20s and 30s are not as playable and user-friendly, thus mainly just collection items to be put on a shelf.
If this is really playable and has a good sound and is playable then it may be truly a treasure tho I cannot even guess at what the market value might be.
My 2 cents, take it for what it is worth...
